Do This to Increase the Resale Value of New Property

Buying a new home is a dream come true for most people. Thus, if anyone has made it to the house hand over, congrats are in order. Indeed, they have gone through the entire process that involves a home inspection, financing, and closing.

However, it is not time to relax. It is not yet for them to enjoy their new abode. They, therefore, can never get complacent over their achievement. There are immediate actions that must be taken to make the entire process a success and yet improve its resale value. This article reveals the top things that must be done once they have received your keys to your new home.

Maintenance Schedule: He Should Create It Immediately

House maintenance is like a journey. It is not a one-day activity. Though there are some tasks he must do immediately; he still needs to schedule for others that will be done over time. For example, his house exterior needs to be washed; air filters have to be replaced; the carpet has to be cleaned thoroughly, and much more.

A home maintenance checklist would be a great point to start. The checklist needs to be accompanied by a budget for each of the included tasks. Besides, he should factor in any unexpected repairs. And if you intend to hire experts such as property management San Antonio TX professionals, include their cost in the budget especially for those who intend to lease their new homes.  See the point below to know how you can create a to-do-list for maintenance.

 Must-have Utilities: Connect All

Make sure all the musty-have utilities are well connected. This is done before you even move in. Gas, electricity, and water should be made available and smoothly running before he moves in. This ensures a smooth move-in. There is no joy in moving in only to find out that he can use gas, or the lights aren’t working. Sadly, he later finds out that water is not yet connected.

Home Warranty: Purchase or Review it

Some home sellers already have a house warranty in place. However, not all of the home sellers do so. Some will have the warranty, while others may not have one that covers major appliances or home systems. If he got a home warranty from the seller, it is about time you review it. But if he did not receive any home warranty from the home seller, he should buy yours. Besides, it is wise to make sure he knows what is covered in the home warranty and understand how to make a claim. This would save him from buying new appliances too soon or even start dealing with broken appliances after a few months.

 Wrap Up

Create a maintenance schedule once a new home is bought. The owner can make use of the inspection report to make a to-do-list for the maintenance of the new home. Also, he should make sure he connects all the must-have utilities before moving into his new house.

Lastly, purchase a new home warranty or just review the one he received from the seller. Eventually, its value will be higher than the much he bought it.
